Project management for a multi-purpose senior and community center

Colliers Project Leaders provided project management services for the Town of Windham’s new 30,000 gsf senior/community center facility.

The new building serves as the home for community, senior, and recreation activities. The design features multi-function and dining spaces, senior and social services offices, recreation offices, fitness and activity spaces, a full-size gymnasium, and a six-lane swimming pool.

Site configuration, recreation needs, traffic, accessibility, environmental impact, cost, and state building aid were among the many matters of importance identified by residents of Windham. 

As project manager, Colliers served as the point of contact between contractors and designers, representing the Town at key meetings, monitoring the project schedule and costs, and evaluating pay estimates. In addition, our team provided the following services:

  • Review specifications and plans for completeness and constructability
  • Assist in reviewing bids, insurance certificates, and bonds
  • Participate in conflict resolution between contractors/architects
  • Ensure that Special Inspections’ requirements are met, coordinate and review all soil, concrete, steel, and other testing required
  • Participate in developing punch lists, issuance of substantial completion, issuance of a Certificate of Occupancy from the Town
  • Ensure that O+M, guarantees, manuals, and training are provided to Town staff
  • Recommend release of retainage
